Resumo

Buildings in an organization are used to house productive activities. Such buildings are usually designed to have a long service life. High values are invested since the project stage. The main purpose of building maintenance is to maintain these buildings with their design characteristics and performance over time, thus meeting the expectations of users. In such scenario, the present work aims at diagnosing the management of building maintenance of a federal educational institution (IFE), comprehend its main problems, causes and effects, set goals and suggest improvements. Therefore, a study was carried out in an IFE maintenance division, to try and understand how building maintenance management is performed. With the use of the ZOPP method a diagnosis was made, in the search for alternatives to minimize the problems detected. The central problem identified was inefficient and ineffective management, causing, in turn, user dissatisfaction, and rework. Several causes were identified and distributed in 7 groups: lack of materials, lack of manpower, communication failure between the maintenance division and the requesting user, interference outside the maintenance division, system failures, failure in request management, and lack of information and database. From such data analysis, 4 projects were suggested as alternatives to solve or mitigate the issues identified, namely: the use of BIM tools, implementation of specific maintenance management software, revision of the manpower agreement, and restructuring of the maintenance division. Also, suggestions were pointed for adaptations to the maintenance management process identified in the maintenance division, and performance indicators for continuous process evaluation
